The Pre-Wire Advantage
Pre-wiring means installing cables, conduits, and infrastructure before walls are closed. The window is narrow (2-4 weeks during framing), but benefits compound for decades.
| Installation Type | Cost (3,000 sq ft) |
|---|---|
| Pre-wire during construction | $8,000-$15,000 |
| Retrofit after completion | $18,000-$35,000 |
Infrastructure Essentials
Structured Wiring Standards
Cat6A to every room is minimum standard. Supports 10 Gigabit speeds up to 100 meters.
- Living rooms: 2 Cat6A (TV wall + flexibility)
- Bedrooms: 2 Cat6A (bed wall + desk area)
- Home offices: 4 Cat6A (desk, printer, phone, redundancy)
- Kitchen: 2 Cat6A (TV area, island)
Central Equipment Rack Location
Priority locations:
- Climate-controlled utility room with ventilation
- Garage (insulated wall)
- Large closet with dedicated cooling
Requirements: 6x3 feet wall space, dedicated 20-amp circuit, ventilation, cable access to attic.
Electrical Planning
- Equipment rack: Two dedicated 20-amp circuits
- Motorized shades: One 15-amp circuit per 6-8 shades
- Home theater: Two 20-amp circuits
- Critical: Neutral wires required in every switch box for smart switches
Conduit Strategy
Conduit is cheap during construction, impossible later. Install:
- Equipment rack to attic: 2-inch
- Equipment rack to each TV location: 1.5-inch
- Equipment rack to outdoor areas: 1.5-inch
- Between floors: 2-inch through core of home
Room-by-Room Planning
Living Room
2 Cat6A at TV wall, surround sound pre-wire (5.1 or 7.1), conduit for HDMI, recessed outlets, lighting control wiring.
Bedrooms
2 Cat6A, motorized shade wiring at windows, in-ceiling speaker pre-wire, smart thermostat C-wire.
Home Office
4 Cat6A minimum, dedicated access point, conduit to rack, separate electrical circuit.
Kitchen
2 Cat6A, in-ceiling speaker pre-wire, under-cabinet lighting control, outlets for smart appliances.
Platform Selection
- Professional (Control4, Crestron, Savant): Highest integration, requires certified installers, proprietary wiring for keypads
- DIY (Home Assistant, Hubitat): Standard network infrastructure, maximum flexibility, no ongoing fees
- Hybrid: Professional infrastructure with DIY devices for lighting and sensors
If unsure: Install standard Cat6A infrastructure everywhere. Supports any platform decision later.
